Long Caye at Lighthouse Reef is a traditional development only in the sense that it has individual parcels that are privately owned, common community assets, and is structured around a community center at the main pier. Beyond that, it’s remote and fragile nature make it a place that is not for everybody. Environmental sustainability is the ethos of Long Caye. In the name of co-existence the Eco-Guidelines may restrict certain activities of the residents and visitors, but many benefits will ensue. Parcels (residential and commercial) are situated about the northern portion of the island and are always sold under the restrictions of the Eco-Guidelines.

1. Legal: to prepare a Land Certificate (Title) in your name and transfer ownership of the parcel(s) from Pleasure Island Limited, a Belize Corporation, to the purchaser(s). Parcel purchases are subject to the conditions set forth in the Parcel Purchase Agreement. 2. Administration and document processing: The closing documents include, but are not limited to, (1) Belize Transfer of Land, (2) Land Certificate, (3) Survey, (4) Eco-Guidelines, as modified, revised and amended from time to time, (5) Charge (Mortgage), if applicable, and (6) Memorandum Accompanying Charge (Mortgage Note), if applicable.
The closing documents that require recording will be submitted for legal recording and returned to you after recording has been completed.
Please note: At the time of closing purchasers will be responsible to pay the Belize Government Stamp Tax, Alien Land Holding Tax, Government of Belize GST Tax, Legal, Administrative and Filing Fees.
The Stamp Tax and Alien Land Holding Tax total 5% of the Parcel Purchase price above $10,000 US. The GST Tax in Belize is 10% of the Purchase Price. Thereafter, parcel owners will be responsible to pay annual property tax to the country of Belize.
